With more homes competing for attention and buyers carefully watching their budgets, simply appearing on Rightmove, Zoopla and social media isn’t enough. Your property must look like good value from the moment it launches.
The first few weeks matter most
A newly listed property naturally attracts its highest level of attention during the opening weeks. Motivated buyers receive alerts, compare it with similar homes and quickly decide whether to arrange a viewing.
If the asking price appears too ambitious, they may not enquire. Instead, they often save the property, monitor it for a reduction or choose another home offering better value.
By the time the price is reduced, that valuable sense of being “new to the market” may already have been lost.
Online interest doesn’t always equal genuine demand
Thousands of social-media views and strong portal exposure can look encouraging—but the number that really matters is how many people take the next step.
If a property is receiving plenty of online views but few enquiries or physical viewings, exposure probably isn’t the problem. Buyers can see the home; something is preventing them from acting.
In many cases, that obstacle is the relationship between its asking price, condition, location and competing properties.
Buyers compare—they don’t view in isolation
Today’s buyers have plenty of information at their fingertips. Before booking a viewing, they can compare:
- Similar homes available nearby
- Recent asking-price reductions
- Sold-price information
- Condition and presentation
- Energy efficiency and likely running costs
- How long each property has been advertised
Your home may be attractive, but if another property offers an additional bedroom, a larger garden or a more modern finish for a similar price, buyers will notice.
Does starting higher leave room to negotiate?
It can be tempting to launch above market value on the assumption that buyers will make an offer. However, a price that feels unrealistic may prevent negotiations from starting at all.
The right asking price does not mean giving your property away. It means positioning it within the correct search brackets, attracting serious buyers and creating the best opportunity for competition.
Two interested buyers are far more likely to generate a strong result than one buyer negotiating against an unrealistic asking price.
Price reductions need to be meaningful
Small, repeated reductions can make a property look as though it is struggling without introducing it to a significantly larger group of buyers.
Where a change is needed, it should be based on evidence and strong enough to reposition the property against its competition. Moving into a new portal search bracket can often be more effective than making a minor adjustment that produces no meaningful difference.
Listen to what the market is telling you
Every part of your marketing provides useful feedback:
- Strong views but no enquiries may indicate a pricing or presentation issue.
- Enquiries but no viewings may suggest the details are not matching expectations.
- Viewings but no offers may reveal concerns about condition, layout or value.
- Offers consistently below the asking price may show where buyers believe the market value sits.
The key is to respond early. Waiting several months can result in the property becoming familiar to buyers and ultimately achieving less than it might have secured with the right strategy from the outset.
The market is moving—for sellers who get it right
Serious buyers are still searching, viewing and purchasing. However, they are prioritising homes that are well presented, accurately described and sensibly priced.
Choosing the right agent is not simply about selecting the highest valuation. It is about receiving honest advice, understanding the competition and launching with a strategy designed to turn online attention into viewings—and viewings into offers.
