Research commissioned in a recent survey, involving 525 landlords who manage their own portfolios, found that 74% say self-management has become harder, while 57% are reconsidering whether to continue managing their properties themselves.

With the Renters’ Rights Act contributing to concerns about changing requirements, the findings highlight the value of having an experienced letting agent by your side.

How much is your time worth?


Among the landlords surveyed, 68% reported spending at least 31 hours each month managing their properties—almost a full working week.

Maintenance and repairs were the biggest drain on time, with 52% identifying them as the most time-consuming part of managing a portfolio. Meanwhile, 77% said they regularly delayed non-urgent maintenance because they lacked the time to arrange it.

Even smaller repairs can become more disruptive and costly when left unresolved. Keeping on top of them helps protect both the property and the relationship with the tenant.
