As we move into autumn, pricing and affordability remain central to the Telford property market. For sellers, attracting interest means offering clear value against competing homes. For landlords, rising rents need to be balanced with the costs of ownership and the benefits of a settled tenancy.

The sales market: active, but price-sensitive


The latest figures published in September put the average property price in Telford and Wrekin at £227,000 in July 2026, up 3.2% over the year, compared with growth of 1.5% across the West Midlands. For anyone selling in Telford, our advice is straightforward: base your price on recent comparable sales and the competition buyers can view today. An asking price needs to give people a reason to book a viewing, particularly when several similar homes fall within their budget.

What does this mean for buyers?

The lettings market: rents continue to rise


Average private rent in Telford and Wrekin reached £861 per month in August 2026, up 6.6% over the year, compared with a 4.9% increase across the West Midlands.

Nationally, Rightmove’s second-quarter report recorded an average of ten enquiries per rental home, compared with eleven a year earlier and five before the pandemic. Available rental stock was 1% lower than a year earlier. This suggests continued competition for homes, although conditions are less intense than at the 2022 peak. What does this mean for landlords?


A rising rental average should prompt a review of your property’s position. Location, condition, energy efficiency, parking and outside space all influence what tenants will consider good value.

The aim should be a sustainable return across the year. A higher asking rent can lose its advantage if it leads to a longer empty period, while retaining a reliable tenant can provide valuable continuity.

Review rental income alongside mortgage payments, maintenance, insurance, management and other ownership costs. For prospective landlords, allowing for repairs and periods without rent will give a more realistic picture of an investment’s performance.
