New rental property register: what Mannleys Samuel Wood landlords need to know
The Government’s new Register your rental property service will open in the West Midlands on 15 December 2026. For landlords with rental properties in Shropshire and Telford, the deadline to register is 14 March 2027.
The register is being introduced under the Renters’ Rights Act. Landlords of assured or regulated tenancies will need to register themselves and each property they let, including properties that become let during the rollout. The annual fee is £65 per property. What will landlords need to do?
Landlords will need a GOV.UK One Login and should be ready to provide details about themselves, their properties and their tenancies. This includes the property address, ownership and dwelling type, number of occupants, rent and payment frequency, and any relevant licence details. The service will also ask for health and safety information, including applicable gas safety, electrical safety and EPC documents. Government registration guidance
The landlord must start and complete the registration. A letting agent or property manager may be able to upload certain information by agreement, but the Government will publish further guidance on how that support will work before the service opens. Government registration guidance
For now, an empty property does not need to be registered simply because it is being marketed to let. The Government plans to require registration before marketing in a later phase and will issue guidance before that change takes effect. Government registration guidance
