Local Housing Market Insight for Telford and Wellington

As we kick off 2025 we’re excited to share key updates, market trends, and advice for both landlords and tenants in our local area.


Here at Mannleys, we’re starting the new year with a strong and buoyant lettings market. Demand is high, and both landlords and tenants are benefitting from our expert lettings services. In fact, November 2024 was our best month ever as a lettings agency! Some properties were let with almost zero marketing—proof of the incredible local demand.

So, let’s dive into the numbers. Over the past year, the average rent for homes in Telford and Wellington was £889 per calendar month—a significant 13% increase compared to the previous 12 months.

Here’s how it breaks down: For flats, the average rent comes in at £680 per month. Terraced houses are slightly higher, averaging £885. If you’re looking at semi-detached properties, you can expect to pay around £980 a month. And for detached homes, which are in the shortest supply, the average rent is £1,122 per month.

Despite this rise, rents in our area are still between £50 and £150 lower than the regional average, making Telford and Wellington one of the most affordable places to rent in the West Midlands.

If we break this down further by property size, you’ll see studio flats average £592 per month, while larger two- and three-bedroom flats cost around £765. For houses, one-bedroom properties average £745, with rents for four-bedroom homes hitting an average of £1,098.

Looking at rent prices per square foot, data from Dataloft shows flats saw a 10.4% increase, terraces 14.9%, semi-detached homes 13.7%, and detached houses 8.5%. These figures emphasize the excellent value of renting in our area.

As we look ahead to 2025, here’s our advice. For landlords, it’s clear that Telford and Wellington continue to attract high demand across all demographics. To maximize your property’s potential, price it competitively, consider staging empty homes, and partner with Propertymark-accredited agents like Mannleys to stay ahead of changes in rental law. Demand for two- and three-bed homes is especially high, so being proactive is key!
